The building protected between medians of 1875 is located in the center of the city of Barcelona. The division of the large through-floor apartments into two smaller apartments is proposed, giving the street and the inner courtyard, respectively, the installation of an elevator, as well as the project of a ski lift on the top floor. The regulations regarding the protection of the architectural heritage applicable to the property do not allow the alteration of the façade or the common areas (stairs, landings and courtyards). With these premises, the rehabilitation and consolidation of the existing building is addressed on the one hand, with problems in the wooden enclosures and the slabs, and on the other the redistribution of the houses to divide them and accommodate the elevator box, which must occupy the space of one of them so as not to alter the appearance of the common protected areas. Taking advantage of a storage space on the ground floor next to the staircase, the elevator is placed, with access to the corridors that appear on the side and side of the central interior courtyard to allow access to the two rear apartments. As regards the apartments, it is sought to maintain, as far as possible, the existing spaces, with valuable decorative elements such as hydraulic floors and roof moldings, and adapt them to the new program. The services are located around the vertical communication boxes and in the center of the plant, on the floors that overlook the block courtyard.
The ski lift with a lightweight construction system and a metal structure to overload the old structure to a minimum. Due to regulatory requirements, it must be removed from the façade line, generating open terraces on both sides and reproducing the compositional scheme of the existing facades, using balcony windows with Menorcan blind shutters and wooden carpentry, as well as painted painted finish according to the recurring color palette in the neighborhood.
